We have built our own preparatory investment analysis software.  It works for small properties of 1-10 tenants as well as larger ones of 11-150 tenants.  It is not an off-the-shelf program used by most brokers who do not understand the relationship between revenue and expenses.  We look at value in a subjective atmosphere.  It takes into account leveraging, loan to value ratios (LTV), and debt service coverage.

If you are a Tenant?              

We can negotiate your initial or renewal lease - we know rental values and market conditions.  We are unemotional and will act totally on your behalf.

We understand CAM - Common Area Maintenance.  We have saved clients many dollars annually in reviewing landlord records who inadvertently make mistakes or do not omit capital cost items from a CAM reconciliation.

We can save you money!!

FEES:

We charge on an hourly basis or per the job. We will credit fees if we split commission with a listing broker.
